Project Scope
ETS was appointed by BNP Paribas Real Estate to undertake a building performance audit at 1 Colmore Row, Birmingham.
Our consultants identified the existing Fire Alarm system was no longer compliant with prevailing Health and Safety standards and required upgrading. After discussing various options with the Building Management team, our consultants produced a specification, competitively tendered the works and project managed the installation of a new Fire Alarm system.
Key Challenges
As a, large, multi-site building, there were multiple challenges to the delivery of this project. The building had undergone a number of tenant alterations which had not been recorded against the original design specification.
In addition, the aging infrastructure and electrical cabling presented additional challenges during the installation of the new Fire Alarm system. To overcome this, our in-house M&E specialists implemented a programme of works that would accommodate ad-hoc M&E works to repair some of the damaged caballing.
It was essential that the building remained fully operational whilst the works were carried out. Early stakeholder engagement with client representatives and tenants ensured that works did not disrupt the existing tenants. Special measures were applied to retail space and car park elements to ensure works did not impact on trade.

Our consultants’ valuable product and building knowledge ensured our client was presented with the best options available and provided with appropriate guidance on maintenance and serviceability. As a result, the project was completed on time and within budget.
