Savills – Performance Auditing with achieved savings

At the time of appointment, The Cube comprised a large, new build, multi-use site located in the centre of Birmingham comprising Restaurants, a Hotel, Residential, Offices, Retail, Spa & Leisure Facilities and an underground Car Park.

Energy & Technical Services was initially appointed by Savills to survey the HVAC system and complete an energy audit with a view to establishing a method of monitoring and measuring energy consumption throughout the building.

The initial survey included possible energy savings initiatives, a full asset list, plant performance, planned preventative maintenance (PPM) review, and an assessment of energy / building compliance. Energy & Technical Services were then employed to act as the Energy Managers to complete quarterly energy audits over a three-year period.

Challenge

The building comprises a total floor space of c.450,000 sqft, with multi-use tenancies, which all have different energy requirements. Careful consideration was required for any energy saving initiatives proposed. Solutions needed to remain low cost and also reflect the energy consumption requirements for the various tenancies within this complex multi-use site.

Added Value / Achievements

During the first three months, Energy & Technical Services achieved a pro-rata £25,000 per annum savings through making operational changes to the plant equipment. Energy & Technical Services also helped the client improve operational behaviour, and managed / maintained operational and energy efficiency whilst the building became more densely populated with new tenants.
